Plans and oversees the day-to-day operations of the maintenance staff to ensure building assets are maintained to achieve maximum useful life and safe operation.  Determines the most effective use of employees, contractors, equipment and materials to maintain facilities and operations.  Conducts routine inspections.  Assumes responsibility for proper application of established employee relations, labor agreements, and safety and health regulations.  This position is accountable for engineering and architectural work for new construction, renovations and additions to FirstEnergy’s Morristown General Office as assigned, including all aspects of Facilities Project Design and managing, monitoring, and controlling projects to ensure that they safely achieve the Project deliverables within the approved scope, cost and schedule.


The position reports to the Supervisor, Facility Operations East and is located in Morristown, NJ.

Responsibilities include:

  • Directs performance of work assignments for the locations assigned including breakdown maintenance, corrective maintenance, preventative maintenance, room set-ups, service requests, jurisdictional inspections, and others as needed.
  • Utilizes the Facilities Work Management and Planned Maintenance systems to schedule on-demand and preventive maintenance work to ensure availability of critical electrical and HVAC systems.
  • Monitors energy usage to ensure efficient operations through the use and optimization of the building automation systems.
  • Schedules and assigns personnel (FirstEnergy and Contractor) to complete maintenance activities at assigned sites.
  • Hires, trains and motivates staff for successful delivery of objectives through performance reviews and goal setting.
  • Monitor security, alarm and fire suppression and detection systems and ensure compliance to applicable building fire, electrical, mechanical systems and codes.
  • Ensure compliance with local loss, injury prevention programs and execution of environmental, health and safety standards.
  • Reviews and reports to project staff on building condition assessments, project work and specific goals on a regular basis.
  • Carefully maintain inventory to ensure adequate materials for preventive maintenance work orders.
  • Complies with Supply Chain processes and utilizes SAP for timely completion of work orders.
  • Initiates safety compliance programs and evaluates individual performance to same.
  • Utilizes company Security access systems (CIMS, RAAD, etc.) and training to manage access to Critical Infrastructure for staff and contractors.
  • Develop and document architectural and engineering design packages for new builds, modifications or additions (electrical, mechanical, HVAC, building envelope, site work, etc.) from initial concept through detailed design, construction, start up and turn over.
  • Review Project documents for clarity and completeness – examples include scope documents, performance specifications, project plan, contracts, equipment and constructions bid packages, requisitions, Bills of Material or Material Requests for Issue, Task Authorizations, and Engineering Work Requests.
  • Establish Maintenance, Project and Contract budgets and review for adequacy and completeness.  Initiate and ensure budget revisions made and documented when required.
  • Ensure change management protocols are followed.
  • Coordinate all phases of detail designs, specifications, procurement, and bid evaluation and award process.
  • Provide project status reports.  Recurring, standard reports and ad hoc reports that address status of scope, budget and schedule and that identifies risks and issues and outlines mitigation strategy.
  • Ensure adequacy of Project Team membership and participation.  Responsible for overseeing the activities of consultants and contractors assigned.
  • Understand the terms of the contract and associated documentation of services under the contract/purchase order.  Upon mobilization to the site, reviews applicable topics during Pre-Mobilization/Pre-Construction meetings.
  • Communicate Project goals, priorities and decisions to the Leadership Team.
  • Develop and update Project schedule.
  • Maintain a high level of safety commitment throughout day-to-day functions.
  • Buildings serviced include the Morristown General Office, and others as assigned.




  • Associates degree in electrical or mechanical engineering technology, or HVAC technology preferred with 4 years related work experience required.  In lieu of degree 6 years related work experience required.  Relevant work experience will include facility maintenance and supervisory experience.
  • Proven technical problem-solving abilities and training skills
  • Ability to travel throughout FirstEnergy six state territory
  • Proficient in Microsoft Office applications (Word, Excel and Outlook), Building Automation System and CMMS software applications.
  • Must be available for emergency call outs and to direct staff or contractors in the event of a loss of a critical building system
  • Ability to effectively manage employees in a cross-functional team environment
  • Strong organizational skills with the ability to multi-task, prioritize and meet deadlines
  • Proficiency in engineering economics and budgeting preferred
  • Ability to read, interpret and understand facilities architectural and engineering drawings
  • Possess a working knowledge of codes and standards
  • Excellent written and oral communication skills to effectively communicate at all levels of the organization
  • Excellent customer relations skills to effectively partner with internal and external customers
